TNA Office Co-Tenants Wanted!

Theatre Network Australia (TNA) is looking for creative organisations, artists, and/or arts workers to share our office space in Southbank.

The Office

Located at 152 Sturt Street as a part of The Guild, the office is alongside NIDA, Print Council Australia, Victorian College of the Arts, and Godot Café. The building is in the heart of the Melbourne arts precinct on the same street as the ABC, Melbourne Theatre Company, The Recital Centre, ACCA, Malthouse, Chunky Move, and more. The #1 tram stops just outside the door, with St Kilda Rd and its public transport corridor located just a short walk away.

The 132m2 office includes two executive offices (both with desk, table, and storage), a central area with 11 desks, a kitchenette, social seating area, and a salon for group meetings (equipped with video conferencing facilities). Guild tenants also have access to an additional meeting room and larger kitchen.

Co-tenants of TNA will have use of allocated electric standing desks and office chairs, all kitchen equipment (including fridge, kettle, sandwich press, toaster, coffee maker, crockery, and utensils), printer/photocopier, and video conferencing tech.

The office has NBN wi-fi available to all tenants, and landline phones can be setup (optional extra). Professional cleaners attend weekly. As the leaseholder, TNA will continue to manage the lease and all office amenities, including utilities and office maintenance (including watering our many plants!).

Availability is from July 1st, 2024.

The Current Configuration

Since 2019 TNA has shared our office with APAM, which is now wrapping up it’s stint in Melbourne before moving to Perth, and vacating on June 28th, 2024. In its current configuration, TNA and APAM occupy ‘half’ the office each; TNA occupies an executive office, and five desks in the central area, while APAM occupies an executive office, and six desks in the central area. The kitchenette, salon, and social seating area are shared.

We Are Open to Proposals

With remote working available, TNA is often only in the office 1-2 days a week, and so we would like to investigate alternative arrangements that may work better for potential co-tenants, and ensure the office gets maximum usage.

We invite a range of proposals, including (but not limited to):

  • Full-time or part-time use of half the office
  • Full-time or part-time use of a certain number of desks only
  • Part-time use of the whole office (e.g., you use the whole office without TNA for 3 days a week)
  • Ongoing, regular bookings of desks and/or the salon

We are only accepting proposals for regular, ongoing use, with an initial minimum term of six months (to the end of 2024) and then moving to minimum terms of twelve months. At this stage we cannot accommodate casual or ad hoc use.

Culture

We are a lively office of artists and arts workers deeply committed to the wellbeing of the performing arts sector. When we are around en masse you can expect discussions on art, politics, latest industry news and generating ideas for a better world. With an open plan format where the majority of the desks and kitchenette are in the central area, this office suits those who work well in the company of others and thrive from a sense of community and camaraderie. There are often times of quiet and intense focus, but when the mood calls for it, sometimes there is music.

We are an inclusive working space consisting of First Nations, neurodivergent, LGBTQIA+ people, and people of colour. We welcome enquiries from d/Deaf and or disabled people.

The TNA team is a mix of hybrid and remote workers, with the busiest office day for TNA currently falling on Tuesdays. For the remainder of the week team members may come in on an ad hoc basis for focused work or meetings with colleagues and members.

Cost

The head tenant for The Guild offices is the City of Melbourne through Creative Spaces, and through them we pay subsidised rent, making this an ideal opportunity for organisations and people with low budgets.

With a range of options available, costs will depend on the final configuration of co-tenants, and so it is impossible for us to indicate exact costs for all options at this stage. For full-time use of half the office (our current configuration) the cost is $18,500 pa. Use of one desk, one day a week could be as little as $675 pa but will depend entirely on the final configuration and subsequent availability.

These costs cover all office expenses including rent, electricity, water, heating, internet, cleaning, maintenance, basic office supplies, office management, and insurance for contents, theft, and glass. Landline phones are optional and at an additional cost.

Costs are invoiced monthly. There will be an annual increase in costs of up to 3% pa every September, beginning in 2025.
